One Molesworth Street

Demolition of five storey office and retail/commercial building and, construction of a new six storey office building with retail and café use on the ground and lower ground floor. Two storey basement level below lower ground floor level comprising parking garage, plant rooms and storage tanks. A preliminary assessment of the building showed that, while the building was structurally sound, the building layout, floor to ceiling heights and serviceability were not compatible with modern office use.

The client brief required the upper floors to be designed to maximise open area and allow maximum flexibility for prospective tenants and large span cellular beams with a composite metal deck floor slab was selected as the suitable option which allowed for service integration within the structural depth. The below ground elements are designed as in-situ reinforced concrete with a secant piled wall to the perimeter. Excavation is completed with Secant Props with Flying Shore rops have been used to maximise the working space for the construction of the three levels of basements below.

The façades required complex and innovative design including a planar column free glazed façade fronting onto Dawson Street with an architectural ‘brise soleil’ outside of this from 1st – 5th floor suspended (top-hung) from the 5th floor terrace structure. Elsewhere intricate structural design was required to support façades in a wide array of materials including Portland limestone, cast bronze, aluminium and brickwork.

The works include high specification Cat A office fit-out to penthouse level which will be a showpiece for marketing to prospective tenants. The project was executed and handed over to BIM Level 2.

One Molesworth Street won LEED Platinum Award which is the highest rank within the LEED Certification. LEED is a green building rating system and stands for Leadership in Energy and Environmental Design.
