The redevelopment of Leopardstown Racecourse was completed on a phased basis over an approximate 30-month period. All works were coordinated with Leopardstown management to minimise any disruption to the operation of the racecourse on race days. The development has been carried out in three distinct phases to allow for the ongoing operation of the racecourse.

Phase 1 and Phase 2 of the development included:

Construction of a new external suspended cantilever walkway, fixed to the facade of the existing grandstand building. The installation of this walkway required an assessment of the details of the existing building due to the absence of original record drawings.

  • Refurbishment of the existing 2nd and 3rd floors within the grandstand building including upgrading of all bars, restaurants, tote areas, welfare facilities and circulation spaces.
    Installation of a new internal 3 storey lift within the existing grandstand building.
  • Upgrade works of existing buildings to ensure compliance with the requirements of the Disability Access Certificate and includes new platform lifts and ramps to facilitate the removal of existing steps at level changes.

Phase 3 of the development included:
Construction of a new 2-storey Facilities Building including Jockeys changing rooms, weight room, media briefing rooms, conference area, administration offices and welfare facilities.

  • Site Development works including new ancillary buildings for tote operations, refreshments, entertainment and rest areas.
  • Construction of new saddling stalls timber structure and refurbished pre parade ring whilst ensuring trees with preservation orders are protected.
  • Construction of various new steel and tensile fabric structures including a new winners podium in the parade ring.
  • Substantial site development works including new surface water attenuation and diversion of existing services.
  • Construction of new welfare facilities/toilet blocks within the existing grandstand
  • Repurposing of the existing nightclub to provide new bar, food and betting facilities in the Racing Hall.
  • Upgrade works of existing buildings to ensure compliance with the requirements of the Disability Access Certificate and includes new platform lifts and ramps to facilitate the removal of existing steps at level changes.

CSEA’s commission was for the entire duration of the project including feasibility, planning, preliminary and detailed design, tender and construction supervision.
