Clifton Scannell Emerson Associates (CSEA) role on this project is to provide Masterplanning, Civil and Structural services for a Business Park on industrial zoned lands to the South of Dublin Airport. The development consists of separate land parcels separated by Harristown Bus Depot plus an additional separately owned parcel of 165 acres combining into a Business Park of 265 acres.

As part of the masterplanning proposals CSEA were responsible for the overall road and services masterplanning to cater for both these lands and further lands to the south. CSEA worked as part of the overall design team and had extensive involvement in the overall layout taking account of existing and future roads and linkages, existing and future overall services strategies, existing topgraphical and ground conditions. CSEA worked closely with the client, design team, local authority, DAA and all other relevant stakeholders to deliver a practical overall masterplan which gave the client flexibility to construct various size units on a phased basis.

Henderson Park (Formerly Green Reit) have purchased the additional 165 acres of zoned industrial lands late 2016 to the south, and the masterplanning (roads and services) has now been extended to include these lands, (Total Area 265 acres).

The overall masterplanning includes the design of the road and services infrastructure for the whole 265 acre development.

Surface water design has been carried out taking account of the requirements of the GDSDS including the provision of SUDS. This design included the design and installation of a variety of stormwater control measures including Integrated Constructed Wetlands, detention basins, swales, rainwater harvesting at strategic locations allowing for phased development of the overall site. The detention basins had to be designed in a manner to limit their use by birds because of the proximity of Dublin Airport runways.

CSEA provided structural engineering services including planning, design, tender and construction of bespoke and speculative warehouse and offices on the site.

Completed to date are the following

  • D2 – 60,000 sq. ft, 12 m high warehouse unit with standalone 2 storey offices plus a 60,000 sq. ft extension. Building and extension designed for a pharmaceutical warehouse storage end user
  • D9 – 60,000 sq. ft, 12 m high warehouse with a standalone 2 storey offices designed for a retail/wholesale distributor
  • B1 and B2 – 40,000 and a 30,000 sq.ft units with 2 storey internal offices – speculative buildings
  • D1, D3, D4, D5, D6, D7 – a mixture of 40,000, 30,000 and 20,000 sq ft units – 12m high with 2 storey internal offices

All the above are completed and operational

More recently, CSEA have been heavily involved in successfully obtaining planning permission for a further 8 no industrial units (ranging in size from 26,000 sq. ft to 88,000 sq. ft) with a local distributor road connection for the estate linking across the M50 to Ballymun. This application also involved the development of a detailed Framework Masterplan for SuDS and Surface Water Management to allow for the coherent development of the zoned lands and to incorporate best practices in designing the flow control and the quality of the discharged surface water. Part of this was the design of Integrated Constructed Wetlands (ICW) to both control and treat the run-off flows from this and future catchments of development lands and additionally the design for planned outfall of strategically chosen and suitable catchments to retained ditches on-site. The purpose of this is to enable the ditches/hedgerows to continue to be viable areas of biodiversity as and when further site development progresses in then park.
