CSEA were responsible for providing masterplanning services in the 25 acre site, to allow for the Fyffes development as well as future developments to the East, utilising the estate road and service infrastructure provided as part of this development.
Civil engineering services included planning, design, tender and construction of the estate road, attenuation ponds and foul pumping station as well as foul and surface water drainage networks and provision of potable water supply. Local diversions were also provided to the existing on site watercourses, while road widening works were carried out to the regional road (R132) to allow for provision of a new junction.
Structural engineering services included planning, design, tender and construction of the industrial unit on the site, with a warehouse space of 8050 sq. m and a 2 storey office space of 1400 sq. m. The main structural steel frame of the warehouse is 12m internal height to the underside of the haunches and consists of two span portal frames of 36m, with jumper beams utilised internally to limit internal column. The Office building consisted of a large span floor plate, with a composite metal deck on cellular steel beams offering column spacings of up to 11m. Reinforced concrete was used extensively throughout, proving foundations, retaining walls, dock leveller walls and external feature walls. The FM2 class floor and external yard slab were constructed using Fibre Reinforced Concrete.
